it is not even enough to cover compliance and taxes that are involved.)
This is the best and fastest way for you to get access for
the home that you are inquiring about because it saves you from the hassle
of providing upfront documents which would be required in order for us to
TRust you with secured and confidential information such as access to the
house! if applying you don't need to furnish upfront
- Drivers License
- Social Security card
- w2's for 2 years
- pay stubs 4 weeks
- 60 bank statements
- your own tri merge credit report (that may be not
approved)
- background and criminal (that may be not approved)
- identity verification (that may be not approved)
- copy of expired or soon to be expired Lease
once we have your application and a copy of your deposit
slip, instead of us making you wait any longer we can just provide you with
combo code to the lock box that is normally already on the front door of the
house and you can go and look at the home and or any of our homes right

We can certainly help you in all
your rental needs for a fee of $350.00 / $500.00. The fee is obviously
an upfront prepaid fee and will be determined on difficulty and
availability as well as on case by case scenarios. What we mean is
some individuals have 3-4 dogs, bad credit and very high risk, or bad
references, evictions and so on, and there fore most of owners do
not want to rent on these type of files. Well we never say no and will
keep working with you as long as you understand that no one works for
free! Benefit is that because
you already paid us and the owner does not have to! through this
scenario we can lower your monthly rent by $25.00-$100.00 per month or
petition an owner to make an exception because of your situation through
letting them now that they are renting their home commission free and
are saving a lot of money from realtor fees. if we saved you an average
of 50 per month of rate that's 600.00 dollar discount so if you only
paid 350.00 you still are in profit zone!

Last with minimum Fico of 620

3.By Contacting your local Realtor
- However there can be an issue with us honoring the
rate due to the fact that we may have to pay additional commissions to
your realtor and because of the additional expense you may not receive
the advertised rate!
- Also while or because you called on our advertising
would constitute and not obligate us to pay your realtor commission with
you being responsible for paying those undisclosed fees that we have no
way of knowing as to what they are and may result and chances are in you
loosing the over all deal combined
- The advertised rate and terms are discounted for the
very fact that we are selling / renting these homes without any third
party injections or their respective fees!
Rental Policy
- Anyone who is under 620 Fico credit score is
considered a bad credit file However we do not
penalize unless you are truly below 600 and there is additional
risk like pets, not enough rental history,
inconsistent job, not in same line of work for more then 2 years, law
suites, judgments, evictions, child support, bad references, or income
ratio issues with making more then 3 times the rent. All of these
factors can increase your rental rate up from 50-200 per month it is
also possible that you may have to use Owners approved lawn care and
pool care to make sure that the property is taken care of and based on
previous risks or situations you may be responsible for paying your own
lease tax to county and your own renters insurance to provide basic
dwelling coverage.
- You have to make 3 times rent or you rate goes up
- You have to project and have a least 2-3 month for
First, Last and Security
- Some Files with super high risk may need up to 4
months rent
- We do not deny anyone! and Everyone is approved
